Somerset At Friendly

Lomax Properties is constructing a five-story, 100-unit condominium complex at the corner of Hobbs Road and Northline Avenue, a short walk to Greensboro’s Bicentennial and Bog gardens, as well as the Shops at Friendly Center. Master baths feature ceramic tile showers and garden soaking tubs with Kohler fixtures. Energy efficient, tankless water heaters provide ondemand hot water in keeping with Lomax Properties’ sound environmental practices. Bedrooms are carpeted, while hardwood floors provide elegant footing in living rooms and kitchens. Units are customizable, allowing buyers a great deal of leeway in design options.

The development’s amenities will include two parking spaces for each unit, one with a storage area, in a gated underground parking garage, as well as three decentralized elevators for access to the units. The complex will be serviced by a 24-hour doorman/concierge in the centrally located lobby on the main floor. A caterer’s kitchen, gas fireplace, billiard room, on-site fitness center and a business facility with conference room will be available for use by residents.

A partially covered rooftop terrace, ground-level courtyard, gas grills, a water feature and an outdoor fireplace will make up the complex’s outdoor common living areas. Individual units also have their own open-air balconies. Maintenance and management of the complex are on-site.

A model of a greatroom and gourmet kitchen is open for viewing at the Somerset at Friendly sales office. The model gives buyers an excellent idea of the quality construction and options available in Somerset condominiums.

One of the features to check out is the electric fireplace in the model. While gas fireplaces are standard in Somerset condominiums, the optional electric fireplace truly gives the appearance of a real fire without the flame of gas. Granite countertops, cabinetry and hardware selections are also on display.

Construction of the complex is now under way and is scheduled for completion by late fall/early winter 2008.

New Condos Introduce New Concept

Build a new neighborhood, and it’s not that unusual for retail and commercial activity to follow. Lomax Properties is doing things a little differently. The company is building a residential community within a shopping center.

And if you know anything about the Shops at Friendly, you already know Somerset at Friendly is going to be something special. Billed in marketing material as an “urban lifestyle choice,” Somerset is a swank set of condos built amidst shopping, dining and entertainment – all within walking distance of some of Greensboro’s nicest links to nature: the Bog and Bicentennial gardens, the Arboretum and the greenway.

“I think I’m most excited about the location,” says Gina Hensley, broker-in-charge and director of operations for Lomax Properties. “There’s nothing comparable in Greensboro. The closest would be in Charlotte or Raleigh, where you have shopping, dining and nature all within a stone’s throw.”

The 260,000-square-foot condominium community, located at the corner of Hobbs Road and Northline Drive, will offer 100 loft-style two- and three-bedroom units ranging in size from roughly 2,000 square feet for single-floor units to almost 4,000 square feet for the two-level penthouse units. “Buyers won’t have to sacrifice on space at all,” Hensley says “That’s been one of our draws, I think. Folks want to downsize their maintenance and not think about yard work, but they don’t want to give up their square feet.”

Plans for the façade can be described as traditional classic – brick and stucco – with an urban flair. Interior amenities include open floor plans, gas fireplaces, gourmet kitchens and ample storage.

With prices starting at 412,000, each unit is customizable. In addition to selecting interior finishes, available in all manner of high-end standards and upgrades, buyers can choose from a variety of floor plans and are able to move around interior walls.

The community will offer several outdoor living spaces, including exterior balconies, courtyard sites with gas grills, water features and a fireplace, and a 3,000-square-foot rooftop terrace with a covered area and a catering kitchen, perfect for parties. Somerset will also have a club room, an on-site fitness center and 24-hour doorman/concierge service.

One less-than-glamorous feature the developer is particularly excited about is the parking facility, which is being built below the condominiums. Each unit will come with two parking spaces, one of which will include an enclosed storage space.

Condominiums are expected to be ready for move-in by Spring/Summer 2009. Although construction on the buildings is just beginning, a model showroom is now open adjacent to the Harris Teeter in the Shops at Friendly.
